This landmark project is situated in an exceptional location at the intersection of major highways and public transport routes of Istanbul. Positioned within Kozyatağı’s emerging role as a secondary Central Business District on Istanbul’s Anatolian side—complementing the Ataşehir Finance District—the site represents a unique opportunity to create a regional and civic focus for residents, the business community and visitors.
The project is conceived as a high-density, transit-oriented mixed-use scheme that builds upon an existing retail anchor while introducing residential towers and an expanded commercial program, all directly integrated with the metro network to enhance accessibility and footfall. This project aims at uniting the disparate residential, business and commercial areas and forming an iconic public space.
The new development leverages strong urban demand by preserving the existing anchor in operation for stable income generation while diversifying revenue streams through residential and retail additions, thereby optimizing land value, reducing market risk through programmatic mix, and ensuring long-term economic viability through a balance of cash flow and capital appreciation.
As part of the future CBD, the masterplan offers a complementary design to the global vision of Istanbul providing a world-class destination and the heart of a new and sustainable urban quarter.
