The BMW Complex in İstinye built as a service and dealership facility in İstanbul represents more than an automotive showroom,  it is a strategic commercial real estate investment anchored by a globally recognized premium brand. 

Positioned in the İstinye district, one of Istanbul’s wealthy and well‑connected zones, the property benefits from: high visibility along major arterial roads, proximity to residential catchments and access to major transport links facilitating both customer access and logistics.

BMW Complex is a specialized mixed-use commercial property that includes offices, shops, technical service areas, showroom, cafe and a place to test the motorcycles and automobiles. Integration of sales and service functions increases customer royalty.

The use of stainless steel, glass, on its light and dynamic structure reflects BMW brand. It is also a place of cultural significance. Today the roof area, 2000 sqm in size, is the place for Borusan Philharmonic rehearsals.

 

A sculpture of Karl Schlamminger adorns the entrance area. The sculpture at the entrance of Borusan Oto İstinye is actually a key part of the project’s identity, not just a decorative element. The piece is described as a “floating obelisk” (yüzen obelisk)—a sculptural installation that emphasizes movement, balance, and interaction with natural forces—a theme very aligned with BMW’s brand language (mobility, dynamics, engineering). It acts as a landmark element, giving the building entrance a strong visual identity along the main road. It elevates the project from a standard dealership into an “experience destination”.
