Rönesans Turan Project is a mixed-use development concept by Rönesans Real Estate Investment, positioned in the emerging Bayraklı–Turan corridor, one of İzmir’s most rapidly transforming waterfront zones. Developed as part of the city’s shift toward high-density, investment-driven urban growth, the project reflects a strategic move to create a new central business and residential district outside the traditional Konak core. With a construction area of approximately 120,000–130,000 m², it combines residential, office, hotel, retail, and recreational functions within a single parcel, aligning with global mixed-use development trends. 

From a real estate development perspective, the project is residential-led but commercially supported, integrating ground-level retail and public spaces with vertical towers. Designed by Tabanlıoğlu Architects, the scheme emphasizes urban continuity and public interaction, with retail and social functions activating the base while residential and office components rise above. This layered approach aims to create both economic value and urban vitality, contributing to the evolving skyline of Turan as a new prestige zone for investment.

A physically and visually vibrant mixed-use project with residences, retail, offices, and hotel by the sea. The project is on a land defined to the north by the railway, train station, the road and to the south by the sea. Due to its location it will have undisturbed views of the forest and the sea.

It is a project wrapped in nature, yet still within the city.

It is now being constructed as Neva Yalı İzmir.
